Outline of the Short Sale Process

  1. Property owner with legitimate hardship owes more than current market value, gets behind on their payments.
  2. Predicament: can't sell without bank approval because there wouldn't be enough to pay off existing lien holder(s), can't afford mortgage payments.
  3. House is listed on the MLS (Multiple Listing Service) and marketed for sale.
  4. You and Watermark Properties will choose the best offer and sign the offer's acceptance.
  5. Watermark Properties will submit the short sale package to your lender and negotiate the terms of the transaction.
  6. When an approval is successfully negotiated, we will coordinate with the buyers agent on a closing date that fits within the guidelines of the approval.
  7. Buyer will complete all inspections within 17 days of approval.
  8. Closing date is set and the buyer is under contract to close.
  9. Transaction closes and all parties have fulfilled their contract.
